Sellers

Once you and your Starker West, Inc. professional have determined that selling your asset is the best course of action and have formulated a precise exit strategy, we will provide the following:

  • We will source all available comparable data – current, past and future – in order to price the property most accurately.
  • We will advise on positioning, pre-market improvements and tailor a plan to best showcase your property.
  • We will provide a comprehensive offering memorandum which highlights the Capitalization Rate, Gross Rent Multiplier, locational features & benefits, Income potential, Financing options and Development potential (if applicable).
  • We will embark on an advertising and marketing campaign in all media, on and off-line including industry trades, mainstream media, real estate portals, multiple listings systems, glossy publications, broker networks, social media, search engine optimization, direct mailing campaigns and much more to ensure maximum exposure for the property.
  • We will qualify all potential buyers, negotiate in your best interest and walk you through every step of the transaction from handling partnership communication to coordinating between all professionals involved.
  • If completing a 1031 exchange is part of your exit strategy, we will ensure the exchange process is structured correctly and we negotiate sufficient time to find a suitable replacement property.
  • If completing an installment sale, we coordinate with the appropriate attorney and or escrow to structure the note and deed of trust to secure your 1st trust deed position.
  • If you are cashing out, we will advise that you consult with your trusted CPA so you are informed on your potential tax consequence ensuring there are no surprises when it’s time to file your taxes.

Exit Strategies

1031 Exchange: A proper 1031 Exchange is a critical component to any successful repositioning play. Starker West Excels in identifying and negotiating exchange properties (‘Up- Legs’) both on and off market.

A 1031 Exchange enables a seler to reinvest 100% of the equity from a property’s sale into the purchase of a Preferred Replacement Property without recognizing any gain (deferring Capital Gains tax).

What Qualifies?: 1031 Exchanges may be satisfied by any property that is held for investment purposes. This includes Triple Net Properties, Retail Properties, Office Buildings, DST’s (Delaware Statutory Trust), Land and Multi-Family Properties.

Triple Net (NNN): A triple net property offers many unique benefits for the right reinvestment play. Collecting rent checks while enjoying minimal landlord obligations can be an attractive investment vehicle.

In a Triple Net Lease, the tenant pays all operating expenses. Expenses include: property taxes, utilities, insurance premiums, maintenance and repairs. Most Triple Net leases are long term (1-25 Years), with built in rental increases to hedge against inflation.
